MEMORANDUM AND ORDER that defendants Ryan Niroomand-Rad, Michael Niroomand-Rad, and Xion Construction Company, LLC's objection to the bankruptcy court's Findings and Recommendations is OVERRULED. The Court notes the defendants' subseq uent jury demand but otherwise ACCEPTS the bankruptcy court's Findings and Recommendations. The defendants Motion to Withdraw Reference of this Adversary Proceeding is DENIED without prejudice to renewing the Motion if this adversary case proceeds to the point where a jury trial is required.
