As set forth in the attached ORDER, and for the reasons stated in the accompanying #21 OPINION, Plaintiff's #13 Motion is DENIED. However, pursuant to 28 U.S.C. 1441(c)(2), it is HEREBY ORDERED that Counts I and II of the complaint are SEVERED from this action and REMANDED to the Court of Common Pleas of Butler County, Case No. 18-10764. The Court will retain jurisdiction over Count III of the complaint against the Amazon Defendants for further proceedings. In light of this ORDER, the Homeowner Defendants are terminated from all further proceedings in this Court. All previously scheduled deadlines remain in effect. Signed by Judge J.
