The appraiser shall (1) delineate, in writing, the scope of the appraisal as to the claim which is the subject of this lawsuit and specify which areas of the property and which coverages under the subject policy are to be appraised, (2) itemize the appraisal award as to the subject loss in detail, and (3) specify, in accordance with the terms of the subject policy, that any award is made without consideration of prior payments, the deductible amount, or any terms, conditions, provisions, or exclusions of the insurance policy.
