The Receiver reports for the period of February 22, 2022, to March 31, 2022 that it has caused numerous necessary repairs to be made to boilers, roofs, doors, hallways and vandalized properties. It has also installed fire extinguishers and smoke detectors where needed and restored lighting. With these repairs the receiver may now continue with the day to day servicing operation of the properties. With respect to the property's fiscal health, the Receiver has determined that only 65% to 70% of tenants are making regular rent payments at this time and some 18 have never paid rent. Plans are in place to begin collection of rents from these tenants. There are sufficient funds to continue with ordinary maintenance and services for the properties. The Receiver may submit an order reflecting the acceptance of the Receiver's second report including all fees and costs requested in the report. The Receiver is granted leave to file all documentation containing the tenants' full names and addresses under seal and to publicly file a redacted version. The Receiver will file a third report on July 8, 2022. A status hearing will be held on July 14, 2022 at 10 am for discussion of the Receiver's third report and for the plaintiff to decide if it will need to proceed to foreclosure due to the cloud on title to the properties which has been discovered. A schedule will be established for going forward with the complaint at this next status hearing. The hearing will be via telephone conference. Throughout the telephonic hearing, each speaker will be expected to identify themselves for the record before speaking.
